Sheldon Cuffy of Roseaire Capital Shares His 2027 Outlook for Single-Family and Small Multifamily Housing

Drawing on experience since 2009, the Roseaire Capital founder says disciplined underwriting, quality renovation and respect for residents will matter in 2027

EAST RUTHERFORD, NJ, UNITED STATES, November 4, 2026 /EINPresswire.com/ -- Sheldon Cuffy, founder and CEO of Roseaire Capital LLC, today shared his personal outlook for single-family and small multifamily housing heading into 2027. He is also the founder and CEO of Unique Real Estate, a real estate investing firm that invests nationwide in single-family and multifamily homes. Real estate investing has been a core part of his career since 2009.

In his view, the coming year will reward patience and execution over speculation. Older single-family homes and small multifamily buildings of two to four units make up a large share of the housing many working families rely on. Much of that housing needs updating, he says, and owners and investors who renovate it responsibly can help preserve it.

"A lot of the housing people actually live in is older and needs real work: roofs, mechanical systems, kitchens and energy efficiency," said Sheldon Cuffy. "In my view, the opportunity for the next few years is less about timing the market and more about improving properties carefully and running them well."

Cuffy shared four views for 2027:

1. Underwriting discipline matters more than forecasts. With interest rates, insurance premiums and property taxes all affecting costs, he believes any projected or targeted outcome should rest on conservative assumptions rather than expected price growth.
2. Renovation quality is a long-term decision. Well-executed repairs to roofs, plumbing, electrical and HVAC systems can reduce future costs and improve living conditions for residents.
3. Local knowledge is essential. Housing conditions vary widely from one town to the next, and he believes investors should study each local market rather than relying on national headlines, even when investing nationwide.
4. People come first. Treating homeowners, tenants and contractors fairly, communicating clearly and keeping commitments builds the reputation that sustains a long career in real estate.

"I've seen the market at its worst and at its best since 2009," Sheldon Cuffy said. "The fundamentals haven't changed. Buy carefully, take care of the property, treat people with respect and plan for the cycle."

These views reflect Cuffy's personal opinion. They are not a forecast or a recommendation to buy or sell any property or investment.
